After Dong Nai, Long An in turn wants to be closer to HCMC by a series of large-scale traffic projects

If you look back five years ago, the circulation from Ho Chi Minh City to the western provinces, especially some sections through Long An's "gate", was extremely hard due to serious traffic jams. However, in the last 2 years, Long An is becoming a new destination for domestic and foreign investors when the province takes the traffic policy one step ahead, helping to expand the urban area. HCM City returned to Long An in the right direction.

Sau Đồng Nai, đến lượt Long An muốn gần hơn với TPHCM bằng hàng loạt dự án giao thông kết nối quy mô lớn

Long An is trying to implement many key traffic routes, connecting with Ho Chi Minh City and provinces and cities in the Mekong Delta region. Since then, a new wave of investment by large enterprises is "approaching" Long An, especially the "flowing" capital into real estate is increasing.

Because, according to the evaluation of many investors, soon after, once the land fund in Ho Chi Minh City is narrowed, the flow of new lands adjacent to Ho Chi Minh City is inevitable. In those areas, such as Duc Hoa and Can Giuoc, which are adjacent to Ho Chi Minh City, are becoming new targets of many domestic and foreign investors to catch this flow.

According to Prof. Dr. Tran Ngoc Chinh, Chairman of Vietnam Association of Urban Development Planning, Ho Chi Minh City has great economic, cultural and social significance, so it is important to study regional planning. Ho Chi Minh City has ample space so it is impossible to separate to study separately but must synchronize with general planning and regional planning.

Main architect also said that through research, if this urban area is expanded, HCMC will have a total area of about 48,000-50,000 hectares, a population of about 37-42 ten thousand people. Thus, HCMC area will increase by about 50 km2.

Some comments from other planning experts show that so far, Long An has completed many important plans for the period to 2020, vision to 2030 and is also ready to welcome the wave of investment from HCMC spreads. Specifically, the master plan of traffic development, planning of waterway and inland waterway transport system, planning the connection points for national highways N1, N2, 14C ...

In particular, Long An provincial road network backbone includes highways and 4 national highways. Typically, the HCM City - Trung Luong highway has been put into operation, National Highway 1A has completed the expansion of investment, while the National Highway N2 project has completed the construction of the Duc Hoa-My An section, the National Highway N1 is in progress. implementation phase of construction investment projects.

As planned, the N2 line plays a new role for the Mekong Delta region, with the first point in Cu Chi district (HCMC) going through Dong Thap Muoi. And two routes National Highway 50 and 62 were gradually maintained and upgraded. Beside HCMC-Trung Luong highway, Long An also has another expressway, Ben Luc - Long Thanh, which is under construction. This project will connect the districts of Ben Luc and Can Giuoc districts of Long An province, Binh Chanh and Can Gio districts of Ho Chi Minh City and Nhon Trach and Long Thanh districts of Dong Nai.

After completion, this expressway will help inter-regional traffic in the West and Southeast region without transiting through Ho Chi Minh City, directly connecting with the high-speed network with the national highway and the Cai Mep seaport system - Thi Vai, Sao Mai Ben Dinh port and with Long Thanh international airport, shorten the time from Long An province to Ho Chi Minh City, Dong Nai, Ba Ria - Vung Tau. Meanwhile, the Ben Luc-Hiep Phuoc expressway project is in the process of preparing for investment.

Most importantly, recently, Ho Chi Minh City has just worked with provinces and cities in the region to adjust the route to build the Ho Chi Minh City - Can Tho railway, with a total investment of up to US $ 5 billion. This railway passes through Ho Chi Minh City and provinces of Long An, Tien Giang, Vinh Long and Can Tho.

Accordingly, for the territory of Ho Chi Minh City, the People's Committee proposed to maintain the alignment from the station of An Binh train, Binh Duong province to Tan Kien station, Binh Chanh district, Ho Chi Minh City; from Tan Kien station, the route goes parallel to Tan Tao - Cho Dem road, the route passes Rach Tam, Cho Dem river and Cho Dem intersection of the HCMC - Trung Luong expressway project, the route turns right and goes parallel to HCMC - Trung Luong expressway.

For Long An province, the route continues to go high parallel to HCMC - Trung Luong Expressway, to Thanh Phu Station (the station connecting to the railway branch to Hiep Phuoc Port), the route goes overhead. via Ben Luc intersection and Vam Co Dong river. The route continues to pass through Happy Land entertainment area and go parallel to the expressway to Tan An station. Exit Tan An station, the route crosses Vam Co Tay river, Highway 62 and goes all the way to Long An province.

In parallel, Long An also inherited the value of large infrastructure projects connected to the urban core of Ho Chi Minh City. Can be mentioned as Ho Chi Minh City has a policy to expand the project to expand Nguyen Huu Tho - Nguyen Van Tao into a 6-lane road connecting with Long Hau Industrial Park (Can Gioc district), Metro Line 4 connecting district 12, Tan Binh, Phu Nhuan, District 1, District 4, District 7 and Hiep Phuoc Port Urban Area.

In addition, Le Van Luong (District 7) will be expanded 30m in the near future to connect District 7 and Can Giuoc - Long An, upgrade and expand Highway 22, upgrade and expand Provincial Highway 824, Provincial Road 9 ... go through Duc Hoa and Can Giuoc districts. Ben Luc-Hiep Phuoc Section 4 Ring Road is about to start construction. The length of the whole route is about 35.8km, passing through localities including Long An province with a length of 32km (Ben Luc, Can Duoc and Can Giuoc districts), Ho Chi Minh City 3.8km long passing Nha Be district.

Most recently, Ho Chi Minh City People's Committee has just proposed the Prime Minister to allow the construction of a road parallel with National Road 50 in addition to HCMC transport planning to 2020 and vision after year. 2020.

According to the plan, the first point of the new road will connect with the project connecting existing Pham Hung road with Kenh Cay Bridge (section about 800m long), in Phuoc Loc commune - Nha Be district (HCMC), point The end will connect with National Road 50 at the route Km12 + 600 (Tan Kim crossroad, Tan Kim commune - Can Giuoc district (Long An province).

The route will have a total length of about 8.6km with a design speed of 80km / h, a cross-sectional dimension of the project route designed with 6 lanes; The width of the bridge cross section is arranged in accordance with the scale of the section. It is expected that this is a route that can be considered as a driving force, when completed, arousing the potential of the Long An area, including the districts of Can Giuoc, Can Duoc, Tan Tru and Chau Thanh.

For its part, Long An province is also leading the call for investment in many traffic projects to help connect smoothly with Ho Chi Minh City. For example, Long An Provincial People's Committee recently proposed the Standing People's Council of Long An Province for the policy of investing in the Provincial Road Project (DT) 826E, Hamlet 3, Long Hau Commune, Can Giuoc District, Long An Province. Up to now, the project has been approved by the competent authority for investment policy.

According to Long An Department of Transportation, at present, Long Hau commune is forming new industrial zones and complexes such as houses, entertainment areas, commercial and service areas. However, the transport infrastructure system in the area has not been fully invested yet, which has not met the development needs of the region.

Currently, the population of the commune is over 12,000 people, the demand for travel and trade is very large, while the 826E is small and cannot meet the travel needs of the people. Tel 826E connects with Phan Van Bay Street, Nha Be District, Ho Chi Minh City. The investment in upgrading the DT 826E is very necessary to meet the local socio-economic development needs because according to the plan until 2030 Long Hau will develop into a green urban area of the province.

In the future, DT 826E is the route connecting Highway 50 with the southwestern axial axis (extended Pham Hung road of Ho Chi Minh City) to Long Hau Industrial Park (Long Hau road has been completed), Tan Tap - Long road Hau (to Long An International Port) and Hiep Phuoc-HCM City Industrial Park. It is expected that the total investment of over 583 billion VND from the provincial budget investment capital is 50% and enterprises contribute 50%, the expected implementation time is from 2019-2021.

One of the key works of the Resolution of the Long An Provincial Party Congress (2010), the term 2010-2015 is urgently implementing investment, which is Tan Tap-Long Hau road. It is known that Can Giuoc district is divided into 6 regions, in which the lower area will develop into an industrial-urban area and services, so when the investment project to upgrade Tan Tap - Long Hau phase 2 is completed , along with Duc Hoa - Tan Tap road will help promote economic exploitation of Soai Rap and Long An international ports connecting with Nguyen Van Linh road as well as connecting Hiep Phuoc port, Ho Chi Minh City.

Tan Tap - Long Hau road project has a length of 4.9 km, construction cost of more than 537 billion VND. The project is invested by the method of capital mobilization of enterprises along both sides of the road, contributing 50%, 50% from the state budget.

Long An Provincial People's Committee has just asked the provincial Department of Planning and Investment to coordinate with departments to invite businesses to work on the investment policy of Tan Tap - Long Hau road by the state investment method of 50% of capital and business. 50% of the contribution. After that, unify the investment plan to implement the project.

According to economic experts, looking at a network of transport infrastructure which has been strongly invested, will be the driving force for this province's real estate market to grow in the future. near the. Therefore, compared to Ho Chi Minh City area, the land market and townhouses in Long An province are coming back to the "fever" situation and sudden price increases since the Lunar New Year so far, especially attracting more big investors.

According to Long An Province Department of Construction, from the end of 2017 until now, real estate in Long An has continuously increased in price, creating the "fever" of land, especially in the areas adjacent to Ho Chi Minh City: Duc Hoa, Ben Luc, Can Duoc, Can Giuoc. Currently, agricultural land in some areas in the province costs about 1 billion VND / 1,000m2. Also in Ho Chi Minh City areas like My Hanh Nam and My Hanh Bac, that number has increased by 2-3 times.

Mr. Phan Cong Chanh, General Director of Phu Vinh Investment Consulting Joint Stock Company, said that HCMC real estate market is in short supply. Moreover, the problem for real estate enterprises in Ho Chi Minh City is the time to create a long project, it takes 3-5 years to get clean land, fully legal, ready to market. school

"During the waiting period of the project eligible for sale, enterprises are under much pressure such as losing the opportunity cost because the capital flow is buried in the unproductive project. Meanwhile, Long An resolves the problem. Project legal is quite fast, "Mr. Chanh added.
